On September 16 MIAMI REALTORS said Miami-Dade is on pace to break its annual record for sales of $10 million and up: 194 through August, a projected 291 for the year, against the record of 230 set in 2021. In the same release, further down, is the number a seller actually needs: the median condo in the county took 108 days to go from listing to closing in August, with a contract at day 66 and the balance in escrow. That is one number for the whole county. I wanted it per building, so I read it off every building this site covers.
Across 196 Miami condo buildings with 12 or more closed sales in the last 24 months, the median building takes 125 days from listing to closing. The fastest, Costa Bella, takes 72. The slowest, Porsche Design Tower, takes 312. And the finding that makes it worth a page rather than a footnote: the record is being set at the top of the market, and the top of the market is where a sale takes the longest. Buildings whose median closing is over $3 million take 145 days; buildings between $500,000 and $1 million take 120.
How long it takes to sell a Miami condo, and how I counted
Every closed sale in the MLS carries the date the home was listed and the date it closed. Every one of the 340 building pages on this site already publishes the median of that gap in its black Market activity banner, recomputed by the weekly bake, so this article is a regrouping of figures that are already on 340 pages, not a new measurement. The bake of September 14, 2026 gave 238 buildings a figure at eight or more closings; this list is stricter and ranks only the 196 with 12 or more, which is 4,831 closings in all. The 42 buildings with eight to eleven are marked in the full list at the bottom and their figure is on their own page. The other 102 have not closed eight resales in two years, which is itself a fact about them.
Three things about the number, all of which the county's figure shares. It runs from the listing date to the closing date, so it includes escrow, typically 30 to 45 days, and it is not days on market, which stops at the contract. The county's own two figures show the gap: 66 days to contract, 108 days to sale, so roughly 42 days of the county median is the closing itself. Second, the window is 24 months, because a 12-month window leaves too many buildings under the threshold; the county's 108 is the closings of one month. Third, it is a median of closings, so a home that was withdrawn and never sold is not in it, and a home that was relisted counts from its last listing date. Read the number as "once a home in this building is listed and does sell, this is how long the whole thing took," not as a promise about yours.

Each building is placed by its own median. The last column is the median, across those buildings, of the ratio between closing price and the last asking price, and it is the reason for the section after next.
Only 46 of the 196 beat the county figure, and that is the right way round
The county median is 108 days and 148 of these 196 buildings, 76 percent, are slower than it. That is not a contradiction. The county figure counts every condo in Miami-Dade, including the $250,000 unit in a 1970s building west of the highway that a first-time buyer takes in a week. This site covers the coveted buildings, and a coveted building is where the buyer pool is thinnest and the decision slowest. Ten percent of the buildings here close inside 98 days and ten percent take longer than 170 days; the middle half sits between 109 days and 148 days.

"Closings timed" is the number of closed sales in the last 24 months with both dates on the record. "Median closed price" is the building's median over the last 12 months, from the same banner; a dash means fewer than five closed in that shorter window.
Look at what is on that list: Brickell, over and over. Costa Bella, 500 Brickell, Brickell Townhouse, Brickell House, and Centro a few blocks north in Downtown. These are buildings with hundreds of units, a median closing under a million, and a buyer pool that includes every investor, every relocating employee and every first-time luxury buyer in the city. A home there has more people looking at it in a week than a $10 million oceanfront residence has in a quarter. The exceptions prove it: Park Grove Club Residences in Coconut Grove closes in 79 days at a median of $1,745,000, because the Grove is short of new product and a Park Grove home rarely waits.

Nine of the fifteen are in Sunny Isles Beach. Porsche Design Tower at 312 days, Estates at Acqualina at 242 on a median closing of $10,075,000, Turnberry Ocean Club at 227, The Ritz-Carlton Residences Sunny Isles at 214. Of the 31 Sunny Isles buildings on the list, 27 are slower than the county figure, and the neighborhood's median building takes 140 days. That corridor is where a large share of the $10 million sales are happening, and it is also where a listing sits the longest, which is not a paradox once you say it plainly: the buyer for a $10,075,000 home on the sand exists, but there are very few of him, and he is not in a hurry.
Two on the list are not luxury stories at all. La Gorce Palace in North Beach, 258 days at a median of $1,125,000, and Gran Paraiso in Edgewater, 201 days at $933,750. A 1995 tower and a 2019 tower, both with plenty of similar inventory around them. When a building is slow and cheap at the same time, the question to ask is not about the buyer pool. It is about the assessments, the fees, and how many identical units are for sale in the same stack.
The dearer the building, the longer the sale

Under $500,000 takes 123 days, $500,000 to $1 million takes 120, $1 million to $3 million takes 127, and $3 million and up takes 145. The bottom three bands are close, within eight days of each other, and then the top band steps up by nearly three weeks. Of the 21 buildings whose median closing is above $3 million, 2 close faster than the county figure: Turnberry Ocean Colony South at 92 days and Grovenor House at 107. Everything else at that price sits for four months or more, and Continuum South Tower, at 109 days on a $6,000,000 median, is about as quick as the very top of the market gets.
By neighborhood

Coconut Grove and Downtown at the fast end, Aventura, Sunny Isles and Mid-Beach at the slow end, and Brickell, the biggest sample at 39 buildings, sitting on 120 days with 13 of its 39 beating the county figure. The order is close to the price order, which is the point of the section above, but not exactly: Key Biscayne and Bal Harbour are dear and quick, because there is almost nothing for sale on either, and Hallandale Beach is cheap and slow, because there is a great deal.
Why the slow buildings do not show a bigger discount
You would expect a home that took 200 days to sell to have closed further under its asking price than one that took 90. In the closing-to-asking ratio, it does not: buildings that close inside 90 days sit at 96.4 percent of asking and buildings that take 200 days or more sit at 100.0 percent, and every band in between reads about the same. The reason is a field, not a market. The asking price on a closed MLS record is the last asking price, after every reduction. A home listed at $6 million, cut to $5.2 million over eight months and sold at $5.1 million shows up as 98 percent of asking and 240 days. The discount is real, it just lives in the price cuts, and the days column is the only place on the record you can still see it. So when you are pricing a sale, the building's days figure is the honest one and the ratio is the flattering one. Read the days.
What to do with this if you are selling
Find your building in the list below and read its number next to the county's 108. If it is under, price at the market and expect a contract within two months. If it is over 150, the building's own history says the first offer is not coming in the first month, and the mistake I see most is a seller who prices high "to leave room," gets nothing for ninety days, and then cuts twice in a market that has already noticed. In a slow building the first price has to be the right price, because the record above shows what a wrong one costs: the days stay on the record and the ratio hides the cut. Eighty percent of buildings fall between 98 days and 170 days; the full range is 72 days to 312 days. MIAMI REALTORS puts the county-wide condo median at 108 days for August 2026, and most of the buildings on this list are slower than that, because it covers the higher end of the market.

The oceanfront towers in Sunny Isles Beach: Porsche Design Tower 312, La Gorce Palace 258, Estates at Acqualina 242, Turnberry Ocean Club 227, The Ritz-Carlton Residences Sunny Isles 214 days. Nine of the fifteen slowest buildings are in Sunny Isles, and 27 of its 31 buildings on the list are slower than the county median.
Do expensive Miami condos take longer to sell?
Yes, at the top. Buildings whose 12-month median closing is under $500,000 take 123 days, $500,000 to $1 million 120, $1 million to $3 million 127, and $3 million and up 145. The bottom three bands are within eight days of each other; the step is at $3 million.
Is this the same as days on market?
No. Days on market stops at the contract. This figure runs from the listing date to the closing date, so it includes the escrow period, typically 30 to 45 days. The MIAMI REALTORS August 2026 release shows both for the county: 66 days to contract and 108 days to sale. The 108 is the comparable number, and it is the one quoted throughout this article.

La corrida del 14 de septiembre de 2026 dio cifra a 238 edificios con ocho o más cierres; esta lista es más estricta y ordena solo los 196 con 12 o más, que son 4,831 cierres en total. Tres cosas sobre el número, y la cifra del condado las comparte todas. Coconut Grove y Downtown en el extremo rápido, Aventura, Sunny Isles y Mid-Beach en el lento, y Brickell, la muestra más grande con 39 edificios, en 120 días con 13 de sus 39 por debajo de la cifra del condado. El orden se parece al orden de precios, que es el punto de la sección anterior, pero no del todo: Key Biscayne y Bal Harbour son caros y rápidos, porque casi no hay nada en venta en ninguno, y Hallandale Beach es barato y lento, porque hay muchísimo.
Por qué los edificios lentos no muestran un descuento mayor
Uno esperaría que una vivienda que tardó 200 días en venderse cerrara más por debajo del precio pedido que una que tardó 90. En la razón cierre sobre pedido, no es así: los edificios que cierran en menos de 90 días están en 96.4 por ciento del pedido y los que tardan 200 días o más en 100.0 por ciento, y cada banda intermedia marca más o menos lo mismo. La razón es un campo, no un mercado. El precio pedido en un registro cerrado del MLS es el último precio pedido, después de cada rebaja. Una vivienda listada en $6 millones, rebajada a $5.2 millones a lo largo de ocho meses y vendida en $5.1 millones aparece como 98 por ciento del pedido y 240 días. El descuento es real, solo que vive en las rebajas, y la columna de días es el único lugar del registro donde todavía se puede ver. Así que cuando fije el precio de una venta, la cifra de días del edificio es la honesta y la razón es la halagadora. Lea los días.
Qué hacer con esto si está vendiendo
Busque su edificio en la lista de abajo y lea su número junto a los 108 del condado. Si está por debajo, fije el precio de mercado y espere un contrato en dos meses. Si supera los 150, la propia historia del edificio dice que la primera oferta no llega en el primer mes, y el error que más veo es un vendedor que fija un precio alto "para dejar margen", no recibe nada en noventa días, y luego rebaja dos veces en un mercado que ya lo notó. En un edificio lento el primer precio tiene que ser el correcto, porque el registro de arriba muestra lo que cuesta uno equivocado: los días quedan en el registro y la razón esconde la rebaja. Si quiere ver qué hay en venta en su edificio ahora mismo, cada página de edificio lleva sus avisos en vivo, y la búsqueda muestra todo el feed. Y si quiere un número para su propia unidad y no para el edificio, pregúnteme; saco los cierres de su línea.
