Here's what I'm seeing this quarter: the headline number is hiding the real story, because Miami condos aren't one market right now. They're two.
At the everyday price points, buyers finally have room. Volume is down hard. Brickell alone is off 74% from its 2021 peak. Condos are sitting on the market about three months, and most close around 5% under ask. If you're shopping a one- or two-bedroom in Brickell, Aventura, or Downtown, you have leverage you didn't have two years ago. Prices are flat to slightly soft.
The top end is a different story entirely. South of Fifth, Key Biscayne, the waterfront lines: price per foot is up double digits. Not because it's hot, but because there's almost nothing to buy. When three good units trade in a quarter, scarcity sets the price, not demand.
So don't read one median and think you understand Miami. What's true for a $450K Aventura condo is the opposite of what's true for a $1.4M South of Fifth line. Tell me your price point and your building, and I'll tell you which side of this market you're actually in.
