What I am seeingLo que estoy viendo

Houses told a completely different story this quarter. In condos, buyers have room to negotiate. In houses, the good ones don't sit long enough for that, and buyers are competing.

Across the 13 neighborhoods I follow, 371 single-family homes closed between July and September, about the same as last year. So the number of sales didn't grow, but prices did. In Coral Gables, price per foot is up about 6%, and homes sold in around 40 days. Coconut Grove is up about 29% per foot, and Pinecrest about 10%. Pinecrest homes are also selling much faster: 43 days, compared to 90 a year ago.

Most of these homes closed at about 95% of asking, close to what we're seeing in condos, but the good ones move much faster. The right house in Coral Gables, Pinecrest, South Miami or Miami Shores is often gone in about six weeks.

Waterfront and the islands work differently. Fewer homes trade there, every property is unique, and closings take longer. In Key Biscayne and on the Miami Beach islands, homes took three to five months to sell. One big sale can move the whole average, so I look at those numbers house by house, not as a trend.

My advice: if you're looking for a family home in the Gables, the Grove or Pinecrest, come in ready to move, because the good ones don't wait. If you're selling in those neighborhoods, this is a strong moment, as long as the price is right. Tell me your street and I'll show you what the homes around you actually sold for.
