The honest part: this is the cheapest way to live within walking distance of Brickell, and it is cheap for reasons you can see. Some of the river frontage is industrial, some blocks are still parking lots, and a dozen projects are in the pipeline that would add roughly ten thousand more units along the water. That is upside if you are buying to hold and construction noise if you are buying to live in it next year.
