The Prince George went up in 1974 and 2080 Ocean Drive in 2002, and then Related Group put three towers on the sand in a row: Beach Club I in 2005, Beach Club II in 2006 and Beach Club III in 2007, 1,255 residences between them. What I would tell a buyer honestly: this is a Broward address with a Miami commute. Aventura Mall is ten minutes south, Fort Lauderdale airport is fifteen minutes north, and Brickell is a real drive at rush hour. Taxes, schools and permits all run through Broward County, not Miami-Dade, which catches people out. And a large share of the inventory here is 1970s to 2000s stock where the association fee and the reserve study matter more than the view does.
