If you are looking at Wynwood retail space for sale, you are not looking at a normal market. Most ground floor retail in Miami is leased, not sold. In Wynwood a handful of developers now sell their storefronts one by one, as retail condominiums, and the prices on the few that have closed sit between about $1,400 and $2,800 a square foot. The newest batch is 21 units under Mohawk at Wynwood, and I have their plans, their ceiling heights and the seller's work letter in front of me. Here is what the numbers say, including the part the brochures leave out.
Wynwood retail space for sale: what has actually closed
There are very few public retail sales in Wynwood, so every one matters. These are the ones I can source:

Per square foot is price divided by the size the report gives, worked out here. The Mohawk range assumes the five units were either the five largest or the five smallest of the 21; the buyer and CoinDesk did not say which.
One correction worth making in public. Florida YIMBY reported the 1,704 square foot sale at The Rider as "$407 per square foot", and at least one broker site repeated it word for word. The arithmetic is $2,400,000 divided by 1,704, which is $1,408, not $407. That matters, because a $407 comp would make every other price on this list look absurd, and it would make the second highest sale in the neighbourhood look like a bargain it never was.
Mohawk at Wynwood: 21 units, 642 to 2,544 square feet
Mohawk is a Rilea Group project at 50 NE 29th Street, two buildings of 12 and 8 storeys with 300 apartments that the developer is keeping as rentals. Only the ground floor is for sale: 21 retail units adding up to 27,979 square feet on the developer's plans, arranged around a public paseo that cuts through the block from NE 28th to NE 29th Street. Rilea built The Rider Residences next door, and its president told Commercial Observer they decided to sell Mohawk's retail after the Rider's sold out at record prices. The same interview lists what the contracts forbid: no sex shop, no smoke shop, no liquor store, no convenience chain.
Eight units, C8 to C15, have ceilings of 24 feet or more, enough for a mezzanine, which is the cheapest way to add usable space you do not pay the developer for. Ten face NE 29th Street, six face NE 28th, four open on the paseo and one sits by the east garage entry.

What "shell" means in the contract, and why it changes the price
This is the part nobody puts in the headline. The seller's work letter, the exhibit that defines what you actually receive, delivers each unit as a shell with no concrete floor slab. You get demising walls, the storefront, stub-outs for water and sewer, a capped fire line, empty telecom conduit and temporary lighting. You pay for the slab, the air conditioning (there is no chilled water, so it is your own split system with compressors in the garage), the electrical distribution, sprinklers, the fire alarm tie-in, signage and, if you cook, the hood, the exhaust and an odour and grease scrubber.
Compare that with the LoopNet listing for the same address, on the market since January 2024 from when the developer planned to lease the space. It describes the retail as "Full Build-Out" with central air conditioning, 29,407 square feet and delivery in Q3 2025. None of that is the product being sold today: the plans total 27,979 square feet, the brochure says completion in Q3 2028, and the work letter says shell. If you are pricing a unit off an old listing, start again.
So a fair comparison between two retail condos is not price per foot. It is price per foot plus everything you spend before you open. For a restaurant that gap is large; get a contractor's number for the slab, the kitchen exhaust and the scrubber before you sign, not after.
Buy or lease: the yield a Wynwood storefront implies
Retail is sold to two kinds of buyer: the operator who is tired of paying rent, and the investor who wants a tenant. Both are doing the same sum. The Real Deal quoted CoStar asking rents for Wynwood retail in the high $60s to low $80s a square foot between 2023 and 2025, above $100 on the prime blocks, about $60 to $70 for restaurants and $70 to $80 for fitness, all triple net. Put those against the purchase prices above:

Gross yield: annual triple net rent divided by price, both per square foot. Before vacancy, build-out, financing and the association's charges. Arithmetic, not advice.
The one real example in the reporting lands in the middle: a tenant paying $140 a foot triple net bought its space for close to $2,800 a foot, which is a 5.0% yield on the price. For an operator that is the logic: the rent they were already paying becomes the return on an asset they own. For an investor at Mohawk's likely prices it is roughly 3 to 7 percent, depending on which unit and which tenant.
What could go wrong
I would not write this without the other side. Vacancy in the Wynwood and Design District submarket was 9.7 percent in the third quarter of 2025 against 3.2 percent for the county, per Colliers, and some long-time operators told The Real Deal that foot traffic is seasonal and event driven. Mohawk does not deliver until 2028, the deposit is 40 percent before closing (20 at contract, 10 at 60 days, 10 at six months), and the package I have carries no price list and no budget for the association charges under the building's declaration. Ask for all three in writing.
Who this suits
An operator who plans to be on NE 28th or 29th Street for ten years and can fund the build-out. An investor who wants a small, divisible asset in a walkable district and is comfortable waiting until 2028 for rent. And, because Rilea accepts crypto and closed what CoinDesk called a Miami record for a crypto-settled property sale, a buyer holding stablecoins. For everyone else, leasing is still the simpler answer. Qué significa "obra gris" en el contrato, y por qué cambia el precio
Esta es la parte que nadie pone en el titular. La carta de obra del vendedor, el anexo que define lo que usted recibe, entrega cada local como obra gris sin losa de piso. Recibe muros divisorios, la fachada, acometidas de agua y saneamiento, línea de incendios con tapa, ductos vacíos de telecomunicaciones e iluminación provisional. Usted paga la losa, el aire acondicionado (no hay agua helada, así que es su propio equipo split con compresores en el garaje), la distribución eléctrica, los rociadores, la conexión a la alarma, la señalización y, si cocina, la campana, la extracción y un filtro de olores y grasa.
Compárelo con el anuncio en LoopNet de la misma dirección, publicado desde enero de 2024, cuando el desarrollador pensaba alquilar los locales. Comprar o alquilar: el rendimiento que implica un local en Wynwood

No escribiría esto sin la otra cara.
